HOA Credit Program for Sidewalks, Trip Hazards, and Tree Root Removal

Your HOA is developing an incentive plan to address trip hazards on sidewalks throughout Tartan Fields. Each resident is responsible for maintaining the sidewalks on their property. However, we understand that some trip hazards may be caused by root infiltration from street trees bordering each property.

According to the Americans with Disabilities Act (ADA), a sidewalk trip hazard is any vertical change of more than 1/4 inch at a joint or crack in a concrete walkway. This includes tilted or sunken concrete caused by weather, tree roots, or heavy foot or vehicle traffic.

There are several methods to correct these hazards, including:
  • Lifting the uneven edges and adding materials below the affected area
  • Sawing the uneven edge to provide a smooth transition
  • Completely removing and replacing the affected concrete pads
If the “heaving” is caused by the roots of a street tree, we strongly encourage you to have your vendor remove or shave the origins during the repair process.

The HOA will soon post a final procedure for applying for a credit toward your next annual dues payment. This credit will be available for issues caused by tree roots identified as the source of the problem. The process will include submitting pictures of the affected tree and root situation for pre-approval to our ARB liaison at info@htartanfieldshow.com. As the process for submitting an area for preapproval is developed, we will share the steps with you. Once the repairs are complete, we'll request photos of the completed project, and the appropriate credit will be issued to your property.

HOA Annual Meeting
Our annual meeting will take place on November 19, 2024, at 7:00 PM in the Tartan Fields Clubhouse. We strongly encourage anyone interested in volunteering to run for a Trustee position to contact us at info@tartanfieldshoa.com for details on how to submit a bio for inclusion in our mailing to all residents prior to the meeting. Votes can be cast for candidates up until the night of the meeting. The HOA may need to fill two vacancies, so your volunteer support is needed!
